Replacement rather than recover

There are two ways to put a new covering on a house. A recover lays new material over what is already there, which is quicker and lighter on labour. A replacement removes everything down to the sheathing first. The residential code decides which of the two is available, and for most of the housing in this county it has already decided: a recover is not permitted where two applications of any covering are present, where the existing covering is slate, or where the deck beneath has been water-soaked. An older York County roof has commonly been recovered once in the last fifty years, and that used the one opportunity.

The distinction matters before quotes are compared, because a recover and a replacement are not the same product at different prices. A recover leaves the old covering, the old fasteners and an unexamined deck in the assembly, adds weight to a structure designed for one layer, and lays new material over an uneven surface. Where the option is legally open it can still be the wrong choice.

The order matters more than it looks. Ice barrier goes down after the deck is sound and before the covering, and ridge venting is closed out in the same visit, because a new covering over a hot deck gives back part of the service life it was bought for.

The sequence is not decorative. Deck repair has to happen before anything is laid, the ice barrier goes on bare sheathing before the underlayment, and ventilation is closed out in the same visit because the ridge is only open once. Reordering any of those means doing part of the job twice or not at all.

The deck is inspected once in a roof's life

Sheathing spends its entire service life hidden and becomes visible on exactly one day. Where a covering has been leaking slowly, or where two layers have been holding moisture against the wood, the boards at the eave and around penetrations go soft without any of it reaching a ceiling. A fastener driven into soft wood does not hold, and the wind rating printed on the shingle bundle assumes it does.

On the older housing here the deck is frequently individual boards laid with gaps between them rather than continuous panels, because coverings of that era were nailed into wood. Modern shingles need a solid surface. Where boards have cupped or split they are repaired or overlaid first. None of this can be established from the ground, so a scope naming a per-board rate for deck repair is more useful than one promising there will be none.

The layers that do the work in winter

A covering sheds water; it does not seal against it. Everything above the deck depends on water continuing to move down the slope and off the edge, and the condition that defeats it in this climate is meltwater standing behind ice at the eave. Two layers answer that. Underlayment across the field gives water a secondary path off the roof. A self-adhering membrane along the eave seals around the fasteners driven through it, so water sitting above it cannot reach the sheathing.

The residential code requires that membrane to run from the roof edge to a point at least twenty-four inches inside the exterior wall line. On a house with a generous overhang, or a low pitch, or one that holds snow the way the higher ground in the south of the county does, carrying it further up the slope costs very little at the time and cannot be added afterwards from below. A great deal of the housing here has no membrane at all, because the requirement arrived decades after the roof did.

Ventilation decides how long it lasts

A covering is rated on the assumption that the deck beneath it runs cold. Exhaust at the ridge balanced against intake at the soffit is what achieves that, and the common fault in this region is a ridge vent added at some point without opening the soffits, which leaves the ridge drawing air out of the house instead of from outside. The deck then runs warm, the covering ages faster than it should, condensation collects on the underside of the sheathing in winter, and snow melts on the slope to refreeze at the eave. Insulation added later frequently blocks the eave intake, which baffles restore.

What moves the price

  • Number of layers to remove and the weight of them
  • Pitch, and whether the roof can be walked or needs staging
  • Valleys, dormers, chimneys and wall junctions per square of covering
  • Deck condition found at tear-off
  • Access, and whether a container can be placed near the house

Roof area is only one of those and often not the one that decides the number. A large simple gable can be a shorter job than a modest roof cut up with valleys and dormers.

Can a new covering go over the one already there?
Sometimes, and less often than homeowners expect. The residential code rules out a recover in three situations: where the existing roof or covering is water-soaked or too deteriorated to serve as a base, where the existing covering is slate, clay, cement or asbestos-cement tile, and where two or more applications are already present. Most older roofs here fall into the third case.
Why does the deck matter so much?
Because it is seen once. The sheathing is covered for the whole life of a roof and becomes visible only on the day the old covering comes off. Boards gone soft at the eave, around a chimney or under a failed valley will not hold a fastener to the wind rating the shingle was tested at. This is why deck repair belongs in the written scope as a rate, not as a conversation held on the roof.
What is the difference between three-tab and architectural shingle?
A three-tab is a single flat layer cut into tabs, standard through much of the last century. An architectural shingle laminates two layers, which makes it heavier, far more resistant to wind uplift, and longer rated. Most coverings now failing across this county are three-tab, and most replacements go back in architectural.
How long does the work take?
A detached house with a single covering to remove and a simple roof shape is commonly one working day for the tear-off and installation, with the deck inspected in between. Two layers, a steep pitch, or a roof carrying multiple valleys and dormers extends that to two or three days. The weather governs it more than the crew size does, since a deck is not left open overnight.
Should the gutters and flashing be part of it?
Flashing, yes, in almost every case. Valley metal, step flashing and chimney counter-flashing fatigue on their own schedule, and old metal left under a new covering means the roof fails where the last one did. Gutters are a separate decision, though easier while staging is up.
